The open plan living space is well “zoned” with clearly defined kitchen, dining and living areas. There is a Solzaima fan assisted wood-burner with oven (insulated chimney for safety), masses of built in storage, generous specification with LED lights and plentiful electrical sockets, slate effect tiles throughout the house, a theme continued outside with slip resistant tiles on the terrace.
The East House has a lot of natural light, with white walls, large windows, remotely operated Velux roof lights and a Velux with external shutter, directly over the bed area. Starlink Internet offers the fastest speeds in Portugal, again this is included.
There is a large, easy to clean wet-room with Nordic pine tiles, rain shower and hand held shower (newly installed) with Roca low flush loo, Roca washbasin and vanity unit, large mirror with LED lighting and a power socket, hand operated shower by the WC.
The spacious mezzanine bedroom has a king size (180cmx180cm) bed, fitted units with drawers and cupboards, a second snug seating area with great lighting. The mezzanine has 18 square metres of floor space. Headroom is slightly limited but it is comfortable to read, use a laptop in bed, even do yoga up here (Mountain pose may be tough).
The Garden
The house has it’s own private walled garden and beyond this, an accessible vegetable garden that you are welcome to cultivate, set in almost 3ha of beautiful land, with over 300 olive trees, numerous grape vines, plus lemon, orange, clementine, pear, cherries, peaches, figs, apricots, nesperas, apple trees. There are two large ponds, and 3 wells. The land has been chemical free in the present ownership (12 years) and was unoccupied for many years before this, it is a clean, chemical free environment, in season it is carpeted with wild flowers.
The house is very private and secure with triple lock main door, shutters, double glazed windows, external lights, the quinta is fenced and gated, some CCTV is installed.

The farm is reached down a passable, unsurfaced country road, that is only used for access, there is no passing traffic. Gated access (locked), fences and boundaries are clear and well maintained.

Conditions
All tenancies are registered with the tax authorities (Finanças) and a bi-lingual rental contract is provided. Finanças make a small charge for this, 10% of the first month's rent, the guest (tenant) pays this, as it is part of protecting your legal rights. The tenant does not pay Pure Portugal anything at all, this is very different to Airbnb, TripAdvisor or rental agencies who charge the tenant fees.
Normally we prefer 12 month lets, with the option to continue. Occasionally shorter periods may be available between longer lets (apply for details).
We ask for a damage deposit to reserve and hold the house, refundable on conclusion of the stay, plus first and last months rent (where the rental period is more than one month) payable on date of commencement.
No smoking inside the house.
