Before renting your property, you should make sure it's in good condition. It's important to have the property clean and tidy. You should also check if everything is working properly, like the plumbing, electricity, and appliances.
When setting the price for your property, you should consider the location, size, and condition of the property. You should also take into account the demand for rental properties in the area.
It's very difficult for us to advise you on the price, as it depends on many factors. We recommend you to check the prices of similar properties in the area to get an idea of how much you can charge.
You can try a price that you think it's fair and see the amount of interest you get. Then at anytime you can change the price accordingly.
We charge a commission of 10% on the rental price for the first 5 months. This commission is only charged when you have a confirmed booking. We don't charge any other fees.
Please make sure to include our commission in the rental price you set for your property.
The commission is paid every month as you receive the rent from the tenant
If the rental period is lower than 5 months you only pay the commission for the months the property is rented. Also if the period is longer than 5 months you only pay the commission for the first 5 months, from the 6th month you don't pay any longer.
To attract you should include photos of the property, a description of the amenities, and the rental price.
The photos should be clear and show the property in its best light. The description should be detailed and highlight the features of the property that make it unique.
You should also include information about the location of the property, such as the neighborhood, nearby amenities, and public transportation options.
The photos are better when they are taken during the day, with natural light, and show the property in its best light (usually at sunrise and sunset). We recommend taking photos of the property from different angles, including the exterior, interior, and any outdoor spaces. Horizontal photos are better than vertical ones, as they show more of the property.
Regarding the contact you have we usually recommend checking if it's a right match. Trying to figure out if the person is already in Portugal or still abroad, if they have pets, means of income, etc.
We recommend asking for a deposit to secure the property. Otherwise the tenants can change their minds at the last minute and then you'll miss other opportunities.
It's also advisable to ask for a damage deposit at the day of arrival of the guests. This is a good way to make sure the guests will take care of your property. This deposit will be returned at the end of the stay if everything is in order.
